To anyone familiar with Mountain House CA?

my husband and I are looking to buy a house soon. Should we go with a townhouse in Mountain House with HOA dues. Or buy a house in Tracy with no HOAS and a big backyard a possibly a pool. We have a 1.5 year old baby, and plan for another on soon. Which would you chose?
